Roof Repair Tips For Homeowners

Some maintenance is needed on every roof; these structures must be protected from weathering that may cause the top to rot or leak. A call to a roofing company may be exactly what the top of your house needs to keep moisture locked out. When you consider all the elements the top of a house must be able to handle, it should not be surprising that even a well-constructed one needs a bit of roof repair every now and again. Wear and tear is only natural, so do not be surprised if you find yourself carefully considering repair options.

A covering which is both well-built and well-maintained should last around 20 years. Residents whose roof needs repair should be able to deduce when such work is necessary, as there are likely to be loose shingles or visible wear near pipes or chimneys. A film of moss or algae may also indicate damage, as enough moisture is being retained for plant life to flourish. If the replacement of an entire top is required, homeowners have a couple of options.

The first replacement strategy is obtaining an entirely new one. Doing so will provide the opportunity for an update of the underlayment materials and flashing, as well as for secure sealing. Replacing it in its entirety will ensure that it will last another 20 years, CLC Roofing experts say, perhaps even more.

The other option, placing a new roof on top of the old one, is only possible if the original is just one layer thick and still in somewhat good condition. Also, the shingles of the original top must be compatible with that of the new one, and must have strong decking. Adding a new roof on top of the old one is not as ideal as replacing it, mostly because the lifespan of the second layer is only about 75 percent of that of a new roof. Heat absorbed by the original top will dry out the new layer, therefore shortening its longevity. If you find yourself choosing between these two options, consider how long you plan to continue living in your current home. If you do not plan on ever leaving, replacing it entirely is probably the best bet and definitely the smart choice. If you are both short on cash and think you will be spending your golden retirement years in a coastal condo, adding another layer to it is valid.

Whatever you decide, make sure to select a contractor with care. Because you will be making such a sizable investment, do not put the care of your new roof in the hands of anyone other than qualified and experienced professionals. Be certain you are spending your hard-earned money on a long-lasting one by researching a number of contractors; verify physical locations, telephone numbers, licenses and tax identification numbers of the contractors you choose to profile. Before a contractor begins work on your property, ensure that they are properly insured, have the financial means to complete the task at hand and carry all necessary licensing.
